I see a lot of people dunking on this but not explaining the key issue. Here is my understanding:

I think the idea behind this policy is that corporations might hold real estate and not rent it out, effectively reducing supply

This is basically not true because if there’s one thing corporations are good at, it’s not leaving money on the table

We should not expect higher vacancy rates, although in principle you can imagine crazy high transactions costs that would make this concern legit

On the other hand, corporations are often better placed to do the “work” of being a landlord (eg renovating, taking on risk, maintenance) which yes only justifies like 10% (or something) of rental income but needs to get done my somebody, lest you get

It would be really good to see this operationalized somehow, even if that looks like voluntary commitment at first.

I'm also sure more could be added, and wording quibbled with. Hopefully people smarter than me can have a discourse about that

A universe featuring intelligent agents without sentience would still have great use for ethics and be talking about it etc, so sentience is not fundamental.

Assumptions:

\- running a small space heater on high 24/7
\- keeping AC set to 62 instead of 70
\- carbon offsets for all this

Really? People wouldn’t be willing to do subcutaneous injections? For a disease that contributes to ~8% of deaths in the US (source=Claude)?

It’s way harder to get a definitive-seeming result with the opposite sign of the true effect via p-hacking than via fraud
